Contractor vetting and evaluation

Mold Contractor Vetting Checklist

Evaluate potential remediation contractors before hiring. Check off items as you verify them.

Credentials

Licensing requirements vary by state. Check your state's requirements.

IICRC is the main certification body for mold remediation.

Ask for certificate of insurance. Should be at least $1M coverage.

Business

Be wary of quotes given over the phone without seeing the problem.

Testing and remediation should be separate to avoid conflict of interest.

Technical

Remediation without fixing the moisture source will fail.

Independent testing after completion verifies success.

Red Flags (these should NOT be checked)

Legitimate professionals don't make these distinctions.

Questions to Ask

  • What certifications do you hold?
  • Can I see your insurance certificate?
  • How will you address the moisture source?
  • What containment methods do you use?
  • Do you recommend post-remediation testing?
  • What's your warranty/guarantee?

Before You Hire

  • Check online reviews (Google, BBB)
  • Verify references if provided
  • Read the contract carefully
